Tenant Fees

A refundable holding deposit of equivalent to one weeks rent is required to secure the property. This is refundable on moving into the property or if the landlord decides not to rent it out. It is not refundable if you fail a Right to rent check; provide false or misleading information or withdraw from the proposed agreement.

A deposit equivalent to five weeks' rent must be paid in cleared funds when you sign the tenancy agreement and will be lodged with the DEPOSIT PROTECTION SCHEME.

Cochrane & Wilson Ltd will be instructed by the landlord as to what arrangements are to be made for the inventory and check-in. Unless agreed otherwise, the landlord will be responsible for the cost of the check in and check out inventories.

You will be responsible for the payment of telephone, gas, water and electricity accounts at the property during your tenancy, as well as the council tax. It is your responsibility to notify the relevant companies and the local authority that you are moving into/out of the property. You are also responsible for ensuring that a valid television licence remains in place for the duration of the tenancy. Utility companies will also always require the occupant to provide access for any visit.

Early termination of the tenancy  by the tenant will incur costs unless agreed by the landlord. These include rent void and agency fees for the duration of the tenancy.

If there is a change of a tenant at the property then £50 including VAT will be charged to cover the costs of credit referencing; changing the tenancy agreement and lodging the deposit with the Deposit Protection Scheme.
